IIF KOBE District Heating and Cooling Center

This property contains a multi-tiered facility providing heating and cooling services to the Kobe Harborland district. The facility consists of machine rooms, which contain equipment that provides for the heating and cooling needs of the surrounding commercial properties, offices on the upper floors and a parking facility underground. The entire property will be leased by Osaka Gas Co., Ltd., or Osaka Gas, and the machine rooms will be subleased by Gas and Power Investment Co., Ltd., or GPI, a wholly owned subsidiary of Osaka Gas. GPI will meet the heating and cooling needs of end-use customers in the Harborland district by utilizing the machine room equipment (including absorption refrigerators, turbo refrigerators and gas fired steam boilers), which we will not own.
