This property contains a multi-tiered facility providing heating and cooling services to the Kobe Harborland district. The facility consists of machine rooms, which contain equipment that provides for the heating and cooling needs of the surrounding commercial properties, offices on the upper floors and a parking facility underground. The entire property is leased to Osaka Gas Co., Ltd., or Osaka Gas, and the machine rooms are subleased to Daigas Energy Co., Ltd., a wholly owned subsidiary of Osaka Gas. Utilizing the machine room equipment (including absorption refrigerators, turbo refrigerators and gas fired steam boilers)*, the sublessee produces steam and chilled water that are piped to the buildings to meet the heating and cooling needs of the end-use customers in the Harborland district.
