Upon completion of the acquisition of IIF Narashino Logistics Center II (building with leasehold interest) on February 7, 2014, we have treated IIF Narashino Logistics Center II (building with leasehold interest) and IIF Narashino Logistics Center II (land with leasehold interest) as comprising a single property, IIF Narashino Logistics Center II. As a result of the acquisition of the building separately from the land, we hold the land and the building of this property separately in the form of a trust beneficiary interest in the land and a trust beneficiary interest in the building (with a leasehold interest in the land).

IIF acquired land with leasehold interest of this property on April 28, 2011, and building with leasehold interest on February 7, 2014. The property is located adjacent to the IIF Narashino Logistics Center (land with leasehold interest) IIF acquired on February 16, 2010. Akanehama in Narashino-shi offers good access to the Higashi-Kanto Expressway, National Highway 357 which runs parallel to the Expressway and Keiyo Road, and functions as a major base which covers central Tokyo and the greater metropolitan area. Highly versatile location, with numerous large-scale logistics properties in the vicinity. The property is currently leased by Sapporo Breweries Ltd. and has served as a major distribution center for the tenant since it was developed in 1991. Although Sapporo Breweries Ltd. evaluated the property’s high-demand location and high specifications subsequent to the Great East Japan Earthquake when this property provided important logistics operations. The buildings are equipped with versatile specifications for a distribution center such as floor weight capacity of 2.0 t/m2, ceiling height of 6.6 m, and 8.6 m intervals between pillars. In addition, approximately 38.0 m rain visor between Building A and B allow for all-weather operations.
