This property is close to the Nishinomiyahama Interchange on the Hanshin Wangan Expressway and has access to Osaka International Airport and two large ports, the Port of Osaka and the Port of Kobe. The facility is expected to be able to handle many types of cargo and, although the property is located in the bay area, it is not located within the harbor district, which means it is not subject to cargo and other related restrictions. As a result, the facility has the potential to provide an attractive alternative to warehouses that are currently concentrated in areas that have been designated part of the harbor district of Osaka and Kobe ports.
Despite the fact that the facility is not within walking distance of a train station, adequate access to labor is expected, because it is located in an area where commuting by car or bus is possible.
IIF had planned to additionally build a new logistics facility on the premises of the property with the cooperation of Suzuyo, and acquired the extension on May 16, 2016.
